ONE BERNAM LOCATION
One Bernam Location
When we think of Bernam Street and Anson Road, the Central Business District naturally comes to mind. Despite being a fast-paced Wall Street-like power district, many may wish to work in the Central Business District but they may not wish to live there. It is true that the traditional Central Business District is a place for 9 to 5 businesses. However, all this is set to change as URA implements its Masterplan to transform the Central Business District of Singapore into the city of the future where people can live, work and play! With the upcoming launch of the brand new development by MCC Land and Hao Yuan, things are going to get exciting at the One Bernam Location!
Central Business District Incentive Scheme
The Central Business District (CBD) Incentive Scheme was launched in March 2019, along with the unveiling of the Masterplan 2019 by the Urban Planning Authority (URA). For decades the CBD has been a place dedicated to business activities and it only comes alive during office hours from Mondays to Fridays. After office hours or during the weekends, the whole area becomes inhabited and devoid of life. Due to the scarcity of land in Singapore, this is not sustainable as it is an inefficient use of precious land.
As such, URA launched an initiative to transform the CBD into a livable neighborhood so that people can live, work and play in the area such as One Bernam Location. Based on the latest Masterplan 2019, 20,000 more homes will be added into central Singapore which includes the CBD. Working in tandem with the redevelopment of the CBD, URA has already planned to establish regional gateways in the northern, eastern, and western parts of Singapore to decentralize the workforce so that jobs can be brought closer to homes and this will also help bring transformation and progress to other parts of Singapore.
With the onset of the Covid-19 pandemic, the task to transform CBD has escalated as companies had to send their employees to work from home and even as crisis eases locally with the administration of the vaccine, businesses need to rethink their work arrangements and manner of operation for the future. In addition, during the circuit breaker lockdown period, many businesses were compelled to speed up the digital transformation of their operations. In essence, Covid-19 has expedited the need to transform the prime locations CBD such as the One Bernam Location into a mixed-used neighborhood as the pandemic has brought about a critical shift to flexible work arrangements.
What does CBD Incentive Scheme entail? The objective of the scheme is to transform the business district into a vibrant mixed-use neighborhood over its existing function as a mono-use office-centric zone. The present scheme applies to areas such as Anson Road, Cecil Street, Shenton Way, Robinson Road, and Tanjong Pagar, including the One Bernam Location. The scheme offers developers and building owners an increased gross plot ratio so that they are able to build more units when they redevelop the old buildings.
In addition, if the redevelopment involves hotels, commercial and residential use, the gross plot ratio can increase by up to 25 percent for both Anson Road and Cecil Street. Furthermore, developers can look forward to an increased by up to 30 percent if they use the land for residential with commercial use on the ground floor. With such great incentives, it is no wonder that many developers and building owners are pouring in the resources to make the city of the future a reality!
The Next Big Transformation – Greater Southern Waterfront
For decades, the southern coastline of Singapore has been home to the Port of Singapore Authority (PSA). With the lease for the city terminals expiring soon, PSA has started to relocate its Tanjong Pagar Terminal, to consolidate all container port activities at the new Tuas mega-port. This move will release vast plots of land for development and this will positively impact the One Bernam Location that is seated opposite the terminals.
The last major transformation in the south was the development of the Marina Bay area which consists of the addition of Marina Bay Sands, Gardens by the Bay, Marina Barrage, and many landmarks such as the Helix pedestrian bridge, the Youth Olympic Park, and the 3.5km waterfront promenade lining the Marina Bay waterfront. This amazing story does not end here.
The next chapter begins with the transformation of the Greater Southern Waterfront which stretches from Gardens by the Bay to Pasir Panjang, 30 kilometers of the southern coastline that includes PSA city terminals, Keppel and Pulau Brani. The area is about 2,000 hectares of land equivalent to six times the size of Marina Bay. The aim of the transformation is to create a place where residents can live, work, and play.
As part of URA’s Masterplan for the Greater Southern Waterfront, there will be a continuous seafront boulevard connecting all the places of interest from Pasir Panjang to Marina East in the future. Homeowners at One Bernam Location can definitely look forward to a very different living environment filled with life and nature as these transformations take place.
